Extras are provided by the girls in the room independently without the management knowing so you won’t be able to get a receipt with extras included.
You can try the massage places in hotels like hotel shwegondaing/novotel/chatrium which are clean and likely to issue a receipt upon request.

Small hotels are mostly okay with bringing a girl over if you have booked a room for double occupants.
The closest I think within the Chinatown area where you can find the “fashion show” is the emperor ktv.

Novotel, at the Gran Novotel there is a spa, ask for oil relax massage. I have been several time. Girls rotate, but good massage and will always ask you for extra. Receipt for massage but not for extra. Last time I was there is over a year.

I think Apollo hotel is aim for Chinese visitor because every one came here is chinese. Their oil message room are not good, no bed room attached and there is peek hole at every doors. Girls are generous but ugly.
