In Thailand the condo value will only go down over time due to lousy maintenance.
Only those prime Bangkok properties located in certain parts of Sukhumvit and Silom can appreciate as limited land to develop.

Go for townhouse (foreigner not eligible) if really want to buy as no need to pay the stupid condo maintenance fees.
Also Thais will rather buy a townhouse than a condo if they can afford it.
More privacy, living space and parking is free.

Singaporeans damn funny bunch.
Die die must buy condo for overseas properties.
Same thing for Johor Bahru and Kuala Lumpur.

In Singapore if stay in condo means "atas" but in other countries staying in condos is just considered normal.
Unless you're a student or retiree how many times do you actually utilise the condo facilities?
Mon - Fri work like a dog.
Come back home already tired like f*ck.
Chop chop eat dinner, watch some TV, interact with kids (if any) and crash liao.
Only weekends then maybe will use the facilities if you don't go out and socialise.

1.3 which is about 55k SGD, what u expecting?? A palace?? U might be able to buy a small local Thai grade townhouse. U want bigger and better then u have to buy a cheap land in a super ulu street, in a super ulu province and build from ground zero. U will need in total about 3 mils but depending how the design and furnish.

THB1,300,000 can get pigeon hole studio condo in Bangkok only lah.
Some more not near any BTS/MRT Station.

Then the most important thing to take note is currency depreciation.
SGD will appreciate gradually over time against all ASEAN currencies.

Unless like Cambodia's condo priced in USD but whether property value can appreciate or not in the future is a big question mark.

Alot have to be depends on the developer company as well as location. A good investment will only be when its a good location with good prospects of future transportation / buildings.

No offence but there's plenty of cheap condos at 1-2MB in pattaya. If u are really serious about having a good investment in a condo, u should be looking at the better premium condos which u could eventually let go in 1-2 years with certain buyers ( foreigners ).

Like bro naemlo said, he could be also indicating that such lower tier condos are better off for own use. Given the rental bracket below 10k,its barely hard to break even or make a profit unless someone foolishly would buy a marked up condo ( 2-3 years since built ) from u when they can get many options to buy a newly released condo

Investors normally would book a condo before its built. When open sales,get agents to sell off their units at a profit. Some would hold till 1-2 year depending on their strategy.

this is so true.

i used to have property overseas, bought during first launch, yea value increased over time but due to appreciation of SGD ... in the end it was either break even or lost a bit

I think foreigners also can do the same, since taking into acct our higher currency conversion ratio, it's more worth it to do so then be stuck with a unit that cannot be sold.

This a very open ended question... what did u mean by moderate living, what is minimal effort, expected ROI? I am a business consultant thus there is a fee for consultation. Take example, condo, ROI 20 yrs n so on....
