guess he knew what he was doing...becos he made money in Singapore, HK, Penang, etc...everyone said Sail at Marina condos will fail and guess what it skyrocketed to historical high price and he liquidated 4 units in 2012...
anyway for me, my 2br in hcm only cost sgd 70k which cannot even own a car in Singapore so we took calculated risks and low interests in Singapore banks...only paid 20% and still waiting to sign S&P...no sign no payment...also developer hv to pay penalty to us for any delay in signing...
already secondary market hv agents looking for us to sell at profits but we rather hold on longer to see what happened...

Initially, I didn't trust too but witness a friend made from Vinhome Central Park condo 2 years ago...bought 3bil and sold 4.5bil upon collecting key...all in 1.5bil profit within 2 years...
anyway he bought more units now and we just follow...we pay slowly follow the developer payment schedule...on paper we make money...but market is irrational and gahmen flip flop worrisome...so anyway is risky investment but those who dare to risk stand to make big profits...

In every type of investments there will be some that will win & some will lose, as this is simple economics as not everybody can gain or else where does the additional money comes from same as in flipping properties there are various success stories as well as horrendous stories of losses which only last month there was a well known case in Sinkie where this buyer bought at S$6.27m but sold at S$3.1m
As long as we play safely within our means then it is just another part & parcel of life's challenges

A lot also heng suay one, some made but some lost also, you forgot at that time that there are also numerous JB developers that went belly-up after collecting all the deposits & payments and buyers are either left with empty promises or half-completed houses
Many of these cases went to court but end-up those developers just filed for bankruptcies and in the end all those buyers just got burned

yes heng suay but friends do study the developer before investing...if Vinhomes then lesser worry becos now they build so many homes including Landmark81...

True. Was reported in shit times too. Best is look for spore developer or JV with msian developers. Quite safe.

Actually that would be the bare minimum expectation liao as it would be extremely foolhardy to buy a big ticket item that costs tens of thousands of dollars without even doing the basic background checks even when I want to buy a simple household item on the internet I will also do some basic checks on the prices, reliability & reviews from others too
It is actually those "unprinted" or unknown or unpublished issues & problems that always caused the developers or builders/contractors to go bust, as they have a simple solution to all their cashflow problems i.e. to dig one hole to cover another holes as what happened to Sinkapore in the past for those HDB contractors as on the surface they have many projects & continuous ongoing jobs, but internally they are bleeding like hell as they are continuously digging a smaller hole (becos continuously tendering at a lower sum to secure the project) to fill a much bigger hole until finally fail to find more to dig than they collapsed & file for bankruptcy

There is a clear and present danger when we invest, invest in property and invest in foreign properties.
The batting average of 1:10 is so low, the rewards never compensate the inordinate risk associated. It is very uncomfortable to see a higher rep pointer providing such advice. If the advice is from a reputable property consultancy, MAS will hang the boss by his KKJ. At the risk of sounding like I am flaming, caveat emptor remains the principle
