VietNamNet Bridge – As Vietnam moves strongly into an era of shopping malls, ‘modern’ retailers are vigorously pursuing bigger shares of a $76 billion market

People took notice when Citimart bought the Parkson chain’s four Family Mart outlets. It’s the first time a Vietnamese retailer bought a franchise from a foreign retailer.

The four Family Marts have already been rebadged as Citimarts #27 through 30.



Impressive growth

The Ministry of Industry and Trade reports that the total revenue from retail goods and services in the first five months of 2010 reached 620 trillion dong, up twenty-seven percent over the previous year. MoIT predicts this momentum will carry through to 20 percent full year over year growth, a total of 1.44 trillion dong ($76 billion).

The buoyant retail market has kept demand for retail premises strong, even though the real estate market remains quiet overall. CBRE Vietnam reports that average rents in the central area of HCM City have reached $100 per square metre per month.

At the Vietnam Retailers’ Association, Dinh Thi My Loan says Vietnam will count 850 shopping centres and supermarkets and a few thousand convenience stores by the end of 2010.

According to Nguyen Anh Ngoc at the HCM City Trade and Investment Promotion Centre, the southern metropolis is the magnet for many big investment projects by big retail groups.

So far, fifteen global retail brands have invested in Vietnam or are actively investigating an investment, including Wal-Mart (US), Carrefour (France), Tesco (UK), Circle K (Japan), and Metro Cash & Carry (Germany). In the next three years, HCM City expects to add another 740,000 more square metres of retail premises.


Retailers trying to expand network

According to Nguyen Anh Hoa, it was Family Mart’s customers, not its brand name, that attracted Citimart. The customers of the Malaysia-based Parkson chain tend to have high incomes, exactly what Citimart wants.

Nguyen Anh Hong, Director of Maximark chain, said that to prosper, retailers need to choose whether to concentrate on selling essential goods to the average shopper or to invest in upscale shopping centers.

Other retail chains have been expanding as fast as they can. Saigon Co-op plans to have ten new supermarkets this year, for a total of 50 nationwide earning total revenue of 11.5 trillion dong, nearly $600 million. The retail chain aims to have 100 supermarkets by 2015. Metro Cash & Carry, a discounter, has started the construction of ‘wholesale centres’ in Binh Duong and An Giang provinces.

Parkson plans to open new shopping malls in Hanoi and Da Nang. Another Family Mart, the Japanese convenience store chain, plans to open five stores in HCM City by the end of the year, and then expand north, aiming to have 100 outlets by the end of 2011.

In the Phu My Hung section of South Saigon, the Crescent Shopping Center will open next year with 200 shops, supermarkets, restaurants, café, and cinema.

Cholera heavily hits Mekong delta

VietNamNet Bridge - Provinces in the Mekong delta are fighting cholera as near-epidemic of cholera is plaguing the region with over 50 people infected and over 500 persons suffering from acute diarrhea.

Four Mekong delta provinces of Ben Tre, Tien Giang, An Giang and City Can Tho reported cases. Ben Tre is one of eight provinces with fifty cases and over 500 acute diarrhea patients.

Meanwhile An Giang after three month hiatus, medical workers confirmed four cholera cases in Long Xuyen City and district Cho Moi, first cholera case is reportedly positive for the virulent vibrio cholera virus in Tien Giang’s district Cai Be.

Medical workers fretted about the waste treatment in the Cu Lao Minh General Hospital in Ben Tre where is overloaded with cholera patients because they have carried out tests and found the virulent vibrio cholera virus present in a Mo Cay River and a river in An Giang’s district An Phu.

69 cholera cases have been reported in nine provinces and cities this year, including Hanoi and Ho Chi Minh City, deputy minister Trinh Quan Huan said on June 7.

The bacterium that has been causing cholera in Vietnam since 2007 is growing more toxic and dangerous, the Ministry of Health reported on June 7.

The ministry noted that the current strain of V.chlerae and type O1 is different from that which caused the acute intestinal disease in Vietnam before 2007, adding that the new type has a far longer lifespan in the environment. Mr. Huan pointed out the current strain in Vietnam is similar that caused pandemic in Laos, Cambodia and Thailand.

New home costs beyond reach of Hochiminions

VietNamNet Bridge – Houses and apartments in Ho Chi Minh City have become so expensive that people must scrimp and save for ten years to afford them, according to Saigon Tiep Thi newspaper.


Nguyen Hoang Hai is a communication worker for a foreign company in HCM City. Though the young native of Ben Tre earns seven million dong a month, he can’t yet afford to buy a house for himself in the southern metropolis.



Hai can save two million dong a month ($105) after covering his basic needs, but an apartment costs nearly one billion dong ($19,000). Hai calculates that after 10 years, if he does not have to spend money on healthcare, does not get married, gets promoted every year, and apartment prices don’t change, he can buy a home.



Tran Hung, 31, relates that he and his wife live in a rented flat because he cannot buy one. The couple has savings of 300 million dong and have dreamed of having an apartment of his own. However, the cheapest apartment that Hung’s been shown, a 22 square meter flat in Binh Tan district, was priced at 500 million dong. For now, Hung and his wife have decided to rent an apartment for three million dong a month.



Hung learned that the apartments with an area of up to 100 square metre now are being offered at 16-17 million dong per square metre. “At such prices, owing an apartment is just a dream for us,” Hung said



Director Tran Quang Tuan of Minh Khoa Construction Company says those who have just graduated from university don’t have incomes sufficient to buy houses or apartments in big cities. Most new graduates earn three to four million dong a month, but apartments are priced from 600 million to 1.5 billion dong.



Even people who have a monthly income of five to ten million dong, still find it difficult to buy houses. Few are able to borrow, because the banks set high ‘free cash’ requirements on those who seek to finance purchase of a house or apartment. After the banks deduct the cost of meals, electricity and water, internet service, money sent ‘home’ to parents and income tax, few can qualify.



Yearly per capita income in HCM City in 2009 was over 40 million dong ($2100), or more than twice the national average. According to the Ministry of Construction, a 50 square metre low cost apartment now costs between 500-600 million dong. This means that only people with average income who abstains from eating or drinking for 10 years can save enough to buy a home in HCM City.

Many apartment projects in the city’s suburbs are introduced as ‘having soft prices’. However, even these ‘low cost apartments’ typically bear prices in the ten to fifteen million dong per square metre range. At the Le Thanh project apartments in Binh Tan district, for example, prices are set at ten to eleven million dong per square metre. ‘E-Home’ project flats in district 9 are offered at 11.8 million dong per square metre.
